Most inspection reports identify a concern and stop there. JPR offers a clear two-report pathway, prepared from a builder's perspective, so selected defects can also be translated into defined repair work and realistic budgeting information.

The condition and observable defects

Report 01 records the areas inspected, access limitations and observable conditions. Significant findings are classified, photographed and explained, with the likely consequence and recommended next action clearly set out.

Define

The rectification work required

When the combined package is selected, relevant findings from Report 01 are carried into Report 02 and developed into practical rectification scopes, including the recommended sequence, assumptions and exclusions.

Assess

The indicative cost range

Each selected scope receives a low-to-high budget allowance and a stated cost-confidence level, helping you understand potential financial exposure and plan the next step with greater clarity.

Cost allowances are indicative budgeting allowances, not quotations or fixed-price offers, and remain subject to access, concealed conditions, selections and further investigation where required.

The inspection records the visible condition of the property. If you choose the combined package, Report 02 then turns selected findings into a recommended repair scope and indicative low-to-high budget allowance—so you can better understand what may be involved before making a property decision.

Each inspection is visual and non-invasive, covering safe and reasonably accessible areas at the time of inspection. Findings are supported by photographs, classifications and recommended actions. The Rectification Scope & Cost Assessment is read together with the inspection report and is not a fixed-price quotation.

The property, client, inspection purpose, date, weather, occupancy and inspection method are clearly recorded so the basis of the report is understood from the outset.

A concise overview of the property's observed condition, the most significant matters identified and any material access restrictions that affected the inspection.

Every finding is listed in one place with its location and classification, making it easier to see which items require rectification, maintenance, monitoring or further investigation.

04 Detailed photographic findings+

Each item records the location, observation, classification, consequence or risk and recommended action, supported by relevant photographs and written in clear language.

05 Access, limitations & next steps+

Areas that could not be safely or reasonably accessed are documented, together with inspection limitations and recommendations for further access, specialist investigation or supporting information where required.

06 Scope & cost detail with the combined package+

Selected findings are cross-referenced into Report 02 with a recommended rectification scope, indicative low-to-high allowance, cost-confidence rating, assessment basis, assumptions and exclusions.

What is included in Report 01?+

A visual and non-invasive inspection of safe and reasonably accessible areas, followed by an executive summary, priority register, detailed photographic findings, classifications and recommended actions.

How does the Rectification Scope & Cost Assessment work?+

It is separately commissioned and read together with Report 01. Selected inspection findings are translated into recommended rectification scopes and indicative low-to-high budget allowances, including the assessment basis, assumptions, exclusions and cost confidence.

Are the assessed costs fixed quotations?+

No. They are indicative budgeting allowances rather than quotations, tenders or fixed-price offers. Actual costs can change with access, contractor pricing, concealed conditions, final selections and information found during further investigation or opening-up.

Who are the reports suitable for?+

They are designed for pre-purchase home buyers, existing homeowners assessing their property and real estate professionals seeking clear builder-led information for buyers or vendors.

What happens if an area cannot be accessed?+

Material access limitations are recorded in the report. Where an area or condition cannot be reliably assessed, further access, information or specialist investigation may be recommended.
